PREVENTATIVE MAINTENANCE IS THE MOST CRUCIAL STEP YOU CAN TAKE IN MAINTAINING YOUR SYSTEM.

 

EVERYDAY WE MEET CUSTOMERS THAT HAVE MAJOR SYSTEM FAILURES THAT COULD HAVE BEEN PREVENTED.
 

 PREVENTATIVE MAINTENANCE IS VERY IMPORTANT TO YOUR SYSTEM, WITHOUT IT YOUR SYSTEM WILL PREMATURLEY FAIL. THE NUMBER ONE CAUSE OF MAJOR SYSTEM FAILURES IS NOT HAVING A P.M. PERFORMED.

 

                                                                    PREVENTATIVE MAINTENANCE CONSISTS OF THE FOLLOWING STEPS:

 

1.TAKE THE TEMPERATURE RISE AND DROP BETWEEN THE RETURN AND SUPPLY.

2.CHECK ALL ELECTRICAL CONNECTIONS AND TIGHTEN.

3.CHECK THE LINE, LOAD, AND LOW VOLTAGES.

4.CHECK THE MICROFERRETS ACROSS THE CAPACITORS FOR PROPER CAPACITANCE.

5.CHECK THE AMPERAGE LOADS ON THE FAN, BLOWER, DRAFT INDUCER, COMPRESSOR, AND ALL OTHER MOTORS.

6.OIL ALL MOTORS THAT NEED IT.

7.CHECK THE CONTACTOR ON THE HEAT PUMP/AIR CONDITIONER.

8.CHECK THE FREON PRESSURES.

9.CHECK FOR LEAKS.

10.CHECK THE BLOWER, CABINET, AND COIL FOR CLEANLINESS.

11.CHECK ALL SAFETY SWITCHES.

12. CHECK ALL LIMITS.

13. CHECK ALL PRESSURE SWITCHES.

14. CHECK ALL FLAME ROLL OUTS.

15. CHECK THE INLET AND OUTLET PRESSURES OF THE GAS VALVE.

16.CHECK THE DRAIN FOR PROPER ANGLE AND DRAINAGE.

17. CHECK THE INTAKE AND EXHAUST FLUES FOR PROPER ANGLE AND DRAINAGE.

18.CHECK THE CONDENSATE PUMP FOR PROPER FUNCTION.

19.CHECK AND CLEAN THE INSIDE AND OUTSIDE COILS.

20. CHECK ALL DUCTWORK FOR LEAKS AND CLEANLINESS.

21.CHECK ANY AND ALL ACCESSORIES TO MAKE SURE THEY ARE FUNCTIONING (HUMIDIFER, DEHUMIDFIER, AIR CLEANER, ETC.).
